Prendos and Respond-Architects were engaged to undertake the structural upgrade of this five-storey office and retail building in Takapuna, in order to bring it in line with new seismic requirements. All of the building’s tenants remained fully operational throughout the work.
The Prendos quantity surveying team acted as engineer’s representative and provided QS services: reviewing claims, variations and project costs.
Prendos and Respond-Architects worked as Engineer to the Contract for the job, as well as Project Manager – liaising with tenants to try and avoid any issues. Respond-Architects managed the design and liaised with the council to lodge it and get approval. Prendos structural engineers worked on the seismic design elements, and external fire and lighting engineers were engaged to produce a fire report and emergency lighting design – required as part of the building consent application.
Working closely with the main contractor and other trusted sub-contractors, the team delivered a building that not only exceeded seismic requirements but provided a solid, quality workplace that will stand the test of time, all while causing minimal disruption to tenants.
